Construction projects are coming thick and fast in the municipality of Boden. Within a few years, 3000 new homes will be built. In the Tjärnbacken area, Lindbäcks Bygg and BoKlok are collaborating on a sustainable construction project with about 300 apartments.
“Many in the industry are looking at Boden now. We have decided to take the plunge and invest here in Boden. It feels great to use our strength here,” says David Sundström, business manager at Lindbäcks Bygg.
Their company is based in Piteå but has construction projects throughout Sweden.
“Then it’s extra fun to work close to home and that this is where a lot is happening now,” says David.
In cooperation with BoKlok, they have signed a land allocation agreement with the municipality of Boden regarding the Tjärnbacken area.
BoKlok is a housing concept developed by Skanska and IKEA. In the planned construction project at Tjärnbacken in Boden, BoKlok and Lindbäcks will each provide half of the 300 apartments.
“We actually have two different products. BoKlok’s strength is low-rise buildings, detached and terraced houses. The Lindbäck system is best from four to eight floors. We share the same values and complement each other. Now we are helping to drive the detailed plan together,” says David Sundström.
Tjärnbacken is centrally located with a waterfront location next to the creek Bodån. In the surrounding area there are already existing park areas and a newly built preschool. A high degree of adaptation also allows existing heritage buildings to become part of the new residential area.
“The plan is a mixed development of different heights. We are thinking of rental apartments and condominiums.”
The land allocation agreement means that the two companies have an exclusive right (option) to the area for exploitation for a limited period of time. The plans show an area with both apartment buildings and terraced houses, with an explicit focus on sustainable construction. For the process to continue, a new detailed plan for Tjärnbacken is required.
“It feels incredibly exciting with Lindbäck and BoKlok’s proposal with a varied housing stock with interspersed green and social areas next to attractive park environments where they have also chosen to preserve parts of the existing environment. “Tjärnbacken’s excellent location means that this can become one of Boden’s most attractive residential areas,” says Lars Andersson, Head of Planning and Development, Boden Municipality.

In addition to the plans for Tjärnbacken, Lindbäcks Bygg is also involved in two other areas being developed in Boden – a large apartment building with about 90 apartments near Björknäsvallen and 54 apartments on 5 floors in the Tuppen (Sanden) area that they are building for SBB.
